The client had recently purchased the property and wanted to begin a full renovation. Before the builders could start, the existing double garage had to be removed and the site prepared for structural steel installation.

Why this needed to happen
The owners were extending their three-storey townhouse and wanted to completely transform the rear of the property before construction began.
To make way for the new extension, the rear of the house had to be opened up, structural steel installed and the foundations excavated ready for the new build.
The site itself created additional challenges. The rear garden sloped significantly, making access difficult for both machinery and waste removal. Large quantities of excavated material had to be removed while carefully moving plant up and down the slope, all without disrupting neighbouring properties.
Working alongside the builder and structural engineer, our role was to complete the structural alterations, excavation and enabling works so the extension could begin without delay.
Our Approach
Structural Alterations
The rear of the property was carefully opened up in accordance with the structural engineer's drawings before installing the required structural steel.
Foundation Excavation
New foundations were excavated ready for the extension. Due to the sloping site, excavation works required careful planning and sequencing throughout the programme.
Ground Stabilisation
Where required, foundation excavations were supported to maintain safe working conditions while allowing the structural works to continue.
Material Handling
Large quantities of spoil were removed from the site, with machinery carefully manoeuvred up and down the sloping garden to keep the programme moving efficiently.
Builder Ready
The property was handed back with all structural alterations and groundwork completed, allowing the builder to begin the extension immediately.
The Result
By the end of the project, the rear of the townhouse had been completely opened up, structural steel installed and the new foundations excavated ready for construction.
Despite the difficult site conditions and challenging access, all excavation works, spoil removal and structural alterations were completed safely and on programme.
The builder was able to move directly into the construction phase with the demolition, structural works and foundations already complete, avoiding delays between contractors.
