The Challenge
WHY THIS PROJECT NEEDED TO HAPPEN
This four-storey townhouse in Islington was purchased by a London property investor as part of a complete refurbishment project.
The existing layout no longer met the requirements for modern living, with plans to completely reconfigure the internal space, improve the basement headroom and create a much more practical family home.
Before the refurbishment could begin, the property needed to be stripped back to its structural shell. This included removing all internal finishes, dismantling the original staircase serving all four floors, installing new structural steelwork and excavating the basement to create additional ceiling height.
Working alongside the builder and structural engineer, our role was to complete every stage of the enabling works so the refurbishment could progress without unnecessary delays.
Our Approach
Full Internal Strip-Out
The property was completely stripped back, removing existing finishes and preparing every floor for refurbishment.
Four Storey Staircase Removal
The original staircase was carefully dismantled across all four levels, creating access for the new layout and structural works.
Structural Alterations
New structural steelwork was installed in accordance with the structural engineer's design, allowing the internal layout to be reconfigured safely.
Basement Excavation
The basement was excavated to increase headroom, creating a more usable space and unlocking additional value within the property.
Builder Ready
The property was handed back as a clean structural shell, ready for the refurbishment team to begin construction immediately
The Result
By the end of the project, the townhouse had been transformed from an outdated property into a clean structural shell ready for redevelopment.
The internal strip-out, staircase removal, basement excavation and structural steel installation were completed before the main refurbishment began, allowing the investor to maximise the property's potential while keeping the construction programme moving.
