Commercial Dilapidations & End-of-Lease Reinstatement is the physical work needed to remove tenant alterations, strip out redundant fit-out and complete the agreed reinstatement items before a commercial premises is handed back. We work from a client instruction, landlord scope, drawings or an appointed surveyor’s schedule, then plan the removal, access, waste and final condition around the actual building.

The service is deliberately bounded. The Demo Squad does not interpret leases, determine tenant liability, prepare legal schedules of dilapidations, negotiate dilapidations claims, act as a building surveyor or provide legal advice. The client, landlord and appointed advisers define the required handback condition; we carry out the agreed physical strip-out, removal, reinstatement and stated making-good work.

The quotation is based on the agreed landlord scope, surveyor-provided schedule or clear client instruction, together with photographs, access details, building rules, programme deadlines and the required handback condition. Lift bookings, loading-bay slots, permits, security procedures, working hours, shared corridors and common-part protection are planned before work begins.

Tenant fixtures and alterations can include partitions, suspended ceilings, raised floors, fitted joinery, kitchens, tea points, counters, furniture, floor finishes, signage and branded elements. Retained landlord systems and shared services are identified before removal. Redundant M&E, cabling and connected equipment require isolation or removal through appropriate specialists; live services are never assumed safe to disturb.

Waste, records, cleaning and programme control

Furniture, metal, timber, ceiling materials, floor finishes, joinery, signage and mixed fit-out waste are removed through the agreed building routes. Waste timing, secure storage and loading are planned so shared routes remain usable and the work does not compromise building security or occupied neighbours.

Photographic records can be included where requested by the client, landlord or appointed surveyor. Cleaning, minor making good and the final presentation standard are included only where expressly stated. The programme is built around the agreed lease-expiry or handback date, with the scope reviewed if concealed conditions or unplanned retained services affect the work.

A defined physical handback, not legal or surveying advice

The handover may be a cleared unit, a stated reinstated condition, a cleaned shell or another landlord-defined outcome. Only the specified making good and cleaning are included. Lease interpretation, liability, claims negotiation, legal schedules and surveyor duties remain outside the service.
