The Challenge
Why this Luxury House needed a complete rip out.
Following the purchase of this luxury mews house in Mayfair, the investor planned a complete refurbishment before bringing the property back to market.
Although the layout remained largely unchanged, the property required a full internal strip-out before the renovation could begin. Kitchens, bathrooms, floor finishes, wallpaper and redundant fixtures all needed removing while carefully protecting the retained structure.
Working within a private gated development added another layer of complexity. Access, deliveries, waste removal and working hours all had to be carefully coordinated to minimise disruption to neighbouring residents and comply with the site's management requirements.
Despite these restrictions, the objective remained the same: prepare the property for the builder by completing every stage of the enabling works within the agreed programme.
Our Approach
Full Internal Strip-Out
Every room was stripped back, removing kitchens, bathrooms, floor finishes, wall coverings and internal fixtures ready for refurbishment.
Structural Alteration
A new structural opening was formed in accordance with the structural engineer's drawings, allowing the property's internal layout to be modernised.
Solving Access Challenges
Some of the existing kitchen appliances were too large to be removed through the original staircase.
Rather than forcing unnecessary damage elsewhere, part of the staircase was carefully opened up, allowing the appliances to be removed safely before the staircase was reinstated as part of the refurbishment programme.
Working Within A Live Residential Development
Operating inside a gated private development required careful planning throughout the project. Waste collections, deliveries and daily activities were coordinated to maintain good relationships with neighbouring properties while keeping the programme on schedule.
The Result
Within four working days the property had been completely stripped back and prepared for refurbishment.
The kitchen, bathrooms, floor finishes, wallpaper and internal fixtures were removed, the structural opening completed and the building handed back ready for the builder to begin the transformation.
By carefully managing access restrictions and solving unexpected logistical challenges, the project remained on programme without unnecessary disruption to the surrounding residents.
