Why this property needed to be prepared for renovation
When our client completed the purchase of this family home in Barnes, they had ambitious plans to renovate the property before moving in with their growing family.
The existing house required far more than a standard strip-out. To create the new layout, the entire rear extension had to be demolished, the roof removed in preparation for a new dormer loft conversion, internal walls taken down and structural steel installed throughout both the ground floor and loft space.
Because the property was vacant, it provided the perfect opportunity to complete all of the enabling works before the builders started the refurbishment.
Working alongside the builder and structural engineer, we coordinated the demolition and structural preparation so the renovation could move seamlessly into the construction phase without unnecessary delays..
Our Approach
Internal Strip-Out
Every room was stripped back to create a clean starting point for the renovation.
Rear Extension Demolition
The existing rear extension was completely demolished to make way for the new enlarged extension.
Roof Removal
The roof covering and rafters were carefully removed while working from a fully scaffolded temporary roof system, allowing the loft conversion to begin safely.
Structural Alterations
Two internal load-bearing walls were removed and new structural steelwork installed, including a ground beam, windposts and loft steelwork with a spliced beam between the first floor and loft level.
Builder Ready
The property was handed back as a clean structural shell ready for the builders to begin the extension, loft conversion and full refurbishment immediately.
The Result
Over a ten-day programme, the property was transformed from an untouched family house into a fully prepared construction project.
The internal strip-out, rear extension demolition, roof removal and structural steel installation were all completed before the main refurbishment began, allowing the builder to move directly into the next phase without interruption.
Rather than coordinating multiple contractors, the client benefited from a single team working alongside the builder and structural engineer to prepare the property for its complete transformation.
