Why this strip out and structural alterations needed to happen
The owners wanted to completely modernise the layout of their family home before continuing with a full refurbishment.
The existing kitchen and bathroom layout no longer suited the way the family wanted to live. By removing internal walls on both floors, they were able to create a much larger open-plan kitchen while also completely reconfiguring the upstairs to provide a better family bathroom and additional bedroom space.
Before the structural work could begin, the kitchen, bathroom and surrounding rooms were stripped back ready for the alterations.
During the strip-out, sections of plaster were removed which exposed previously hidden structural movement within the masonry. Rather than simply covering the issue, repairs were completed using Helibar reinforcement before the renovation continued, ensuring the property was structurally sound before the builders moved on to the next phase.
Our Approach
Internal Strip-Out
The kitchen, bathroom and first-floor rooms were stripped back, removing finishes and exposing the structure ready for the alterations.
Structural Alterations
One load-bearing wall was removed on the ground floor to combine the kitchen and bathroom into a much larger kitchen space.
Two further structural alterations were completed on the first floor to completely reconfigure the bathroom and bedroom layout.
Structural Steel Installation
All structural steel was installed in accordance with the structural engineer's drawings, allowing the new layout to be safely formed.
Structural Repairs
Once hidden defects were discovered, Helibar reinforcement was installed to strengthen the affected masonry before the refurbishment continued.
The Result
Over four working days the property was transformed from a traditional family home with a dated layout into a clean structural shell ready for refurbishment.
The internal strip-out, structural wall removals, steel installation and structural repairs were all completed before the builder returned, allowing the renovation to continue without interruption.
By identifying and repairing hidden structural defects early in the project, the client avoided much more costly repairs later in the refurbishment.
