Costs and scope

Conservatory Removal Costs and Base Options

Conservatory removal is quoted individually, based on the structure, access and work required. The scope and cost change significantly depending on whether the base and slab are retained or removed.

This page provides general practical guidance and does not replace project-specific legal, engineering, planning, ecological, asbestos or waste advice.

The short answer

Conservatory removal is quoted individually, based on the structure, access and work required. There is no single starting price that applies across all conservatory types — a uPVC lean-to with a polycarbonate roof is a different scope from a brick-base timber conservatory with a glass roof and a concrete slab. The quotation covers the agreed structure removal, waste clearance and the defined handover condition. Base and slab removal, where required, is a separately defined scope item.

Conservatory and Outbuilding Demolition

Why it matters

The variables that affect cost are often invisible in a photograph. Construction type, roof materials, the connection to the retained house, access from the work area to the loading point, and whether the base and slab are included all change the method, programme and waste arrangement. A price that does not account for these is not a reliable basis for planning.

Information that may be needed

To prepare a written quotation we need: project postcode, photographs of all elevations and the roof, approximate dimensions, construction type (uPVC, aluminium, timber frame or brick base), roof type (polycarbonate, glass or solid), access details including any steps or narrow passages, photographs of the connection to the house, whether the base and slab should remain or be removed, any known information about services connected to the conservatory, and the intended next use and desired handover condition.

What can affect the scope

Construction type is the primary variable — a uPVC or aluminium frame with a polycarbonate roof is a different scope from a timber or brick-base conservatory with a glass or solid roof. The connection to the retained house affects the dismantling sequence, temporary weather protection and the treatment of the opening left behind. Roof materials affect both the removal method and waste classification — suspected asbestos-containing materials must be sampled by a competent professional before work begins. Slab removal depends on thickness, reinforcement and access for breaking equipment. Access for waste removal, manual carrying distance and the required finished condition all affect the final cost. Retaining an existing base does not establish its suitability for a replacement structure — that assessment is a separate matter for the client and their appointed designer or engineer.

Scope optionWhat is includedWhat is not included
Structure removed, base retainedConservatory frame, glazing, roof and agreed fittings removed. Base and slab left in place.Slab removal, foundation removal, making good the house opening, permanent weatherproofing.
Structure and agreed slab removedConservatory frame, glazing, roof, fittings and concrete slab removed. Underlying build-up cleared where specified in the agreed scope.Foundation removal (separately assessed), making good the house opening, temporary weather protection and permanent making good (included only where expressly stated).
Additional foundation removalWhere separately assessed and included in the agreed scope: foundation breakout and removal.Drainage alterations, new construction, landscaping, permanent making good.

When specialist input may be needed

An asbestos professional is required where roof or other materials need sampling before work begins — materials cannot be identified safely from photographs alone. A utility provider or qualified electrician may need to confirm service isolation where services run to or through the conservatory. Responsibility for temporary weather protection and permanent making good must be agreed before removal and recorded in the quotation. These works are included only where expressly stated. A structural engineer may be needed where the conservatory connection affects the retained house structure.
